Plan Pricing:

We have made this as simple as possible. Every plan is $500.00 before any coupons applied. All plans purchased on our site have unlimited build licenses included. 

Plan Set Descriptions:

PDF Set:  $500.00:  PDF plan set emailed to you.

PDF Set plus 3 copies:  $600.00:  3 printed plan sets mailed to you plus a pdf plan set emailed to you.

PDF Set plus CAD files:  $1,000.00:  PDF plan set and CAD plan set emailed to you.  CAD files can be used by a local architect/ designer to modify your plans for you if needed.

Note: All pdf files and printed copies are set up for/ and or printed on 24″ x 36″ landscape oriented prints.  CAD files are sent as .DWG files, the universal standard for CAD file types.

 

Foundation Options:

Basement Foundation:  Standard: Foundation built at least eight feet below the ground to sometimes accommodate an underground living space.  This unfinished space provides additional room for plumbing, electrical wiring and HVAC equipment. The structural foundation walls are placed on concrete footings that run the perimeter of the basement

Crawlspace Foundation:  +$0.00Elevated foundations that use footings and block walls to support a building. This unfinished space provides additional room for plumbing, electrical wiring and HVAC equipment if needed.

Slab Foundation:  +$0.00A slab foundation is made of concrete that is typically 4″ to 6″ thick. The concrete slab is often placed on a layer of sand for drainage or to act as a cushion.

 

Framing Options

2×6 Wall: Standard:  2″ x 6″ @ 16″ o.c. exterior stud walls

2×4 Wall: +$0.00:  2″ x 4″ @ 16″ o.c. exterior stud walls.

 

Additional Options:

Right-Reading Reverse: +$250.00:  This means the layout of the house plan is flipped right to left, but all of the dimension text and words will be able to be read correctly. Homes with right reading reverse plans are much easier to follow than a set of plans that have only been mirrored.

 

Our Set of Construction Drawings Include:

Page 1: Cover Page:  Includes notes (general, framing, hvac, plumbing, and electrical) a front elevation and a page index.

Page 2: Floor Plans: Includes all floor plans drawn to (1/4″= 1′-0″) including fireplace details if applicable.

Page 3: Foundation Plan: Includes the foundation plan drawn to (1/4″= 1′-0″), foundation plan notes, cross section, wall section and construction details of typical foundation conditions.

Page 4: Exterior Elevations: Includes all 4 elevations: front, back, left and right elevations drawn to (1/4″= 1′-0″).

Page 5: Roof Plan: Includes the roof plan drawn to (1/4″= 1′-0″), roof plan notes, framing notes, 3-D overhead views (front and back) and typical construction details.

Page 6: Electrical Plan: Includes the electrical floor plans drawn to (1/4″= 1′-0″) and an electrical fixture legend.

Page 7: Stair and Rail Details: Includes stair and railing details including notes and legends.

Note:  Some plan sets have more/less pages depending on how the house plan fits on the pages. Smaller houses will have less pages, bigger houses will have more pages.

Typical information included on each plan type:

Foundation Plan:  Most of our home plans are drawn with full basement foundations. Slab and crawlspace foundations are optional. The foundation plan will indicate joists spacing, wall thicknesses, beam sizes, stair locations(if applicable), footing sizes and depths, slab locations and thorough dimensioning. Typically, on the same page as the foundation plan, we will include foundation plan notes and applicable construction details.

Floor Plans:  Our floor plans include thorough dimensioning throughout showing placement of all windows, doors and walls. Door and window sizes are indicated. Specific plan notations, fixture locations, generic kitchen and bath layouts and applicable notes. Typically, on the same page as the floor plans, we will include generic fireplace details if applicable to the plan.

Exterior Elevations:  Our home plans provide all elevations including the front, rear, right and left elevations. Each elevation is labeled for material and includes roof pitches. Elevations also show the foundation area below ground.

Wall Section:  Our home plans include one wall section. This wall section will show and indicate all materials used in the house plan. All aspects are noted from the bottom of the foundation footings to the exterior roof finish.

Cross Section:  Our home plans include one building cross section. This is used to indicate the typical ceiling heights and typical roof pitches.

Roof Plan:  The roof plan will show the roof pitches, ridges, valleys, eaves and gables of the roof. It will also indicate the direction of slopes on the roof. Typically, on the same page as the roof plan, we will provide (2) 3-D overhead views of your home along with notes and construction details.

Electrical Plan:  The electrical plan will show a basic electrical layout. This will provide suggested locations for lights, switches, outlets, smoke detectors, miscellaneous fixtures and includes an electrical plan legend.

Stair and Rail Details:  These details include conditions at the top and bottom of stairs, rail details and elevations. This page will also include a legend and notes for stairs and railings.

Note:  We do not include roof framing plans because in almost all states, the truss manufacturer is required to provide an engineered stamped set of drawings for the roof. We do not include kitchen or bath elevations because these are typically created with allowances between you, your builder and a local kitchen/bath shop. We do not include plumbing or hvac drawings since these are typically not required to get a building permit. Our home plans are drawn to comply with the International Residential Code. Building codes differ from state to state and county to county. Always consult your local building department to verify the plan, code and site requirements.

Finally, our stock plans are not professionally stamped. Most states do not require a seal or stamp for home plans up to a certain size or square footage. In some areas your local building department may require a seal or stamp. If so, they will only accept house plans stamped by a local engineer or architect. Please refer to your local building department to be sure of this possible requirement.
